A building services refurbishment and energy performance study was carried out for 130 Shaftesbury Avenue, a multi-storey office building with an existing EPC rating of C. The assessment reviewed the condition and remaining service life of the mechanical, electrical and public health systems, alongside the performance of the building fabric, to support future refurbishment and leasing requirements. A package of targeted fabric and services upgrades was developed and tested using dynamic simulation energy modelling (IES), including high-efficiency heating and cooling replacement, improved ventilation with heat recovery, LED lighting with controls, electrification of hot water systems, and selective fabric improvements. The core measures demonstrated the potential to improve the building’s EPC rating to B, supporting compliance with future MEES requirements and reducing operational energy demand
